Mecklenburg County commercial permit B4744795: 24-0444-ReconA tree struck the property located at 4117 Castleton Road unit D in the back corner on the gable end wall and back wall of the apartment. The following damage occurred in the 700 Square foot one bedroom unit D apartment that we are repairing. Roof Rear Slope4-5 Rafters and ceiling joists where damaged and need replaced. As well as approximately 320 square feet of roof decking. The rear slope of the structure will have the shingle replaced over units C&D. They damaged sub-fascia and metal fascia will be replaced along with approximately 12 feet of vinyl soffit.Gable end wallThe gable end wall needs sheathing replaced on the actual gable end and the framing replaced on the gable end. The actual stud wall is undamaged and will not need replaced. We will be replacing the siding on the gable end wall and the soffit on the gable end rake as well as the fascia on the entire gable end.Rear wall The rear wall of the structure will have 10 feet of the top plate replaced and any effected studs in the wall as well as the wall sheathing, this will also have the header for the windows replaced and two new windows installed that were damaged by te tree impact. The siding that is saved from the gable end repair, will be reused to tie into the existing siding on the back wall of the structure. Interior Bedroom RepairsInsulation will be installed in the walls and ceiling to meet current code requirements. Then drywall will be installed and finished to be primed and painted. All trim will be installed primed and painted on floors and around doors and windows as required. The bedroom closet will have drywall and paint as well as one shelf and a closet rod installed. The room is heated with electric baseboard heat, this will be disconnected and reinstalled to facilitate framing repairs. In addition, the only other electrical work will be to disconnect wiring to facilitate the ceiling joist replacement and the wall stud replacement. Kitchen RepairsThe ceiling of the kitchen will have new insulation installed to meet code and then drywall installed and finished and primed and painted. The walls will have minor drywall touch ups and will be painted as well. The existing cabinets in the structure will be reinstalled and countertops will be reinstalled as well as the sink. Living room, closet, bathroom and HallwayThe balance of the areas will have underlayment reinstalled to match remaining and vinyl plank flooring installed. And some painting will be required as per the approved scope of work.Smoke detectors and CO2 detectors will be installed as per code.Please refence drawings and engineers report to reference the above description.. 4117 CASTLETON RD Unit: D.
