Fort Worth commercial permit CG26-00107: The project site is a single parcel located at 401 Alta Mere Drive in Fort Worth, TX. · Existing parcel is approximately 1.01ac in size. · The proposed development consists of a single building (Mavis Prototype 8-Bay Square) with associated parking, dumpster enclosure and other necessary site infrastructure. · The subject site is located in City of Fort Worth jurisdiction. · Based on FEMA FIRM panel the site is located outside the delineated 100-yr floodplain. The proposed development will not impact mapped FEMA or City of Fort Worth floodplain. · It is understood that the site has been platted and a replat will not be required. · Water and sanitary sewer service will be provided by City of Fort Worth. · Driveway permits will not be required; proposed access will be provided through overall master development and existing driveways. TxDOT access permitting will not be required. · It is our understanding that detention of the site’s runoff will not be required. No storm water quality design will be required. · It is assumed the existing public facilities (i.e. sanitary sewer, water, storm sewer, roadways, etc.) have adequate capacity for the proposed development and that off-site facilities analysis, design, and/or improvements will not be required. Water and sewer loading analyses will not be required. · Sanitary sewer, water, and storm connections for the site are assumed to be installed adjacent to the site, and no offsite improvements or extensions will be required. It is assumed sufficient utility capacity for water, sewer, and storm is available through master development as proposed. · Gas, electric, and telecom services will be provided to the site by others. · No easements will be required to be relocated. · Lighting Plan/Photometrics to be provided by others (lighting vendor) to be incorporated into the civil plans. · It is assumed that no environmental permitting or coordination will be required. · Structural design, including design of retaining walls and light pole bases, will be provided by others if needed. · Construction phase services does not include materials testing or sub-contractor agreements to maintain personnel on site to inspect the construction. · The fees below assume that the CAD files for the building will be provided prior to design. · Upon design release any site plan layout changes will be considered additional services. · A geotechnical report will be provided by the owner. · Fees do not include reimbursable expenses, or submittal and permit fees of any kind. · The tasks do not include construction cost estimates or opinions of probable cost.. 401 ALTA MERE DR.
